Property Rental / Leasing services include:

  • FREE advertising - Multiple Listing Services (MLS) that reaches EVERY realtor in Metro Phoenix, signage placed at the home, internet classified ad placed with various real-estate sites, listing with photo placed on the Ashford Management web page, listing placed with various relocation and other publications.
  • FREE investment consultation/market overview prior to and during the purchase of investment properties.
  • NO COST, initial and upon request annual market analysis to determine rental rate.
  • NO COST TO OWNER – Rigorous tenant screening INCLUDING Maricopa County Criminal Check (reduces owner liability)
  • Board of Realtors approved lease document (stands the test of court)
  • Exceptionally competitive fees
  • Real Estate agents trained in the highly specialized area of leasing - NO HOME SALES. NO HIDDEN AGENDA. NO PREOCCUPATION WITH CONVERTING RENTALS TO SALES. STRICKLY LEASING
  • LEASE UP GUARANTEE:  If your tenant is evicted or breaks their lease during the first 6 months for any reason not due to owner default, Ashford Management Services will re-rent your property at no additional cost to you!

Property Management Services include:

  • All services listed above PLUS
  • Quarterly exterior inspections
  • Annual interior inspections (additional inspections may occur during the course of the year depending upon maintenance requests)
  • Prepare, serve and follow-through on all legal notices.
  • Access to quality vendors, handymen and legal services, at VERY REASONABLE RATES. Our vendors are used on an as needed basis and are not an Ashford payroll expense, ensuring HONESTY AND AFFORDABILITY.
  • 24-hour pager available to tenants for any maintenance related emergency.
  • Liaison between home warranty organization and tenant.
  • Rigorous tenant screening
  • Aggressive rent collections
  • Professional easy to read accounting package
  • Collect, deposit and disburse as appropriate, all rents, security deposits, and other amounts  Pay all non-recurring and recurring monthly bills, including HOA dues, Landscape/Pool and Pestcontracts (excludes mortgage payment).
  • Provide detailed operating statements with back up on a monthly basis. SAME DAY DEPOSIT OF YOUR RENT CHECK GUARANTEES YOUR FUNDS AND MONTHLY STATEMENT ARE PROCESSED AND IN THE MAIL QUICKLY.
  • Provide annual 1099 document.
  • Extremely reasonable/competitive management fees equaling 10% of the monthly gross rent NEVER TO EXCEED $100.00 per month.
  • NO renewal commissions - $80.00 flat fee for paperwork only!!!!
  • 6 month Tenant Guarantee - if your tenant leaves or is evicted during the first 6 months, we will lease up your property again FOR FREE!**(ask for details)
