Owner/Inspector: When you schedule with us, the owner himself will inspect your home. A trained Arizona State certified

Our inspector will show you a picture slide show of his findings, putting things into perspective and educating you about your home. A more detailed report will follow that evening with finalized recommendations.
Quick results: A computerized report will be emailed to you and uploaded to our website within 24 hours from the time of the inspection, usually the same day of the inspection.
No extra fee for older homes: Other companies sometimes charge upwards of $75.00 for older homes as an added fee. We do not, saving you money.

We adhere to not only the Arizona State strict standards when inspecting your home but also the National Association of Certified Home Inspectors, (NACHI) to provide you with the highest quality home inspection available. We also believe our clients need to be educated not only in what a home inspection covers but also in what it doesn't cover. Please review the What We Inspect tab and our report for those items we do inspect and what is considered outside the scope of our inspection before you schedule your home inspection with us. A standard home inspection is not an exhaustive search. It is a step by step process that covers very specific items.

We inspect and follow the Arizona State Standards. There are limitations as to what an standard home inspection will cover, you need to know these so you can be better prepared. Read our contract and report for a full list. As an example, AZ units cannot safely be tested under 65 degrees. Also, a home inspection is a visual inspection only. We do not, as home inspectors, dismantle, take things apart, or move furniture and other items if the house is occupied. There are exclusions. We are considered a generalist, not a specialist. A home inspection is not a guarantee that no defect exists or a warranty of any kind. Payments are needed on or before the wrap up at the end of the inspection. If we need to if we need to come back to perform a reinspection on any items, that can be arranged for a small fee. Payments must be made and contracts signed before we can release our report.
